Pizza Franchise Territories

This is a great opportunity to join a franchise family with over 22 locations and growing. This opportunity is to buy an available Utah territory to build out – there are currently 16 territories available in the state, ranging from Layton to Moab. Franchisor must approve the purchaser.

The franchisor has a national buying contract with a food supplier, keeping the cost of sales on the low end of industry standards.

A conservative 32% has been used in the financial projection. Broker, in representing the seller, will provide a one hour no cost consulting for marketing and build out, based on experience in working with many food businesses, if desired by purchaser. Revenues and expenses are projections to generate the cash flow. Purchaser is expected to conduct its own due diligence in regards to revenues and expenses before purchase. Royalty fee is 5% of sales to franchisor, plus 2% advertising. No information from existing franchisor locations has been used to project the revenue and expense projections, to comply with Federal regulations. Price per territory is $25,000.

Pizza Franchise

This pizza franchise was originally built out by a franchisee who owned two other stores. He spent top dollar for the best of build-outs – over $350,000 – making it by far the nicest store of over 22 locations. It is an incredibly beautiful location in a very successful strip mall on a major thoroughfare. His plan was to have multiple locations for his son. However, his son's heart was not in the stores, and as a result, he sold his three locations.

The next owner had no in-store involvement with day-to-day operations. From time to time, he refused to make payments to the original owner during his 5 years of ownership, claiming the store was not profitable. As a result, he chose to forfeit his ownership position rather than pay the payments owned to the owner. The original owner had relocated and retired from a multi-million dollar company he sold. Rather than move back to SLC to run the store, he allowed the store to be turned over to the franchisor in November 2010 for some consideration. The franchisor is looking for a great owner to take over this operation.

Sales for 2010 were $278,430. This store has great potential to grow beyond this volume. A conservative 2011 sale projection adds an additional $55,686 of revenue, for a total of $334,116.00. A new owner/operator should be able to realize this increase by just showing up and actively managing the store, keeping an eye on food quality and customer service. Further increases could be realized with consistent marketing to the thousands of homes and businesses in the area.

Rent is currently $3813.33 per month at a rate of $16.00 per square feet. C.A.M. is currently 1191.67 per month at a rate of $5.00 per square feet. The facility is 2,860 square feet. Current term is approximately 5 years.

Franchise Transfer Fee is an additional $8,000.00. This includes corporate training. Buyer must be approved by the franchisor. Seller financing is available for a qualified buyer.
